Charm City Roofing LLC ("Charm City Roofing," "we," "us," or "our") is a licensed home improvement contractor serving the Greater Baltimore area, MHIC #96547. This policy explains what personal information we collect through our website and advertising, how we use it, who we share it with, and the choices you have.

We work with outside marketing and technology vendors who operate our advertising, website forms, scheduling, and customer communications on our behalf. Those vendors handle your information only to provide services to us, under contract, and are not permitted to use it for their own purposes.

Information you give us

• Name, phone number, email address, and mailing address
• The address and details of the property you are asking us about, including roof age, type, visible damage, and photographs you send us
• Your preferred appointment times and how you would like to be contacted
• If your project involves an insurance claim: your insurance carrier, claim number, adjuster contact, and claim documents you choose to share with us
• If you request financing information: the details needed to refer you to a third-party lender, who will collect financial information directly from you under their own privacy policy
• The content of your calls, texts, emails, and chat messages with us

Information collected automatically when you visit our site

• IP address, browser and device type, operating system, and referring page
• Pages viewed, time on page, scroll depth, and clicks
• Approximate geographic location derived from IP address
• Identifiers set by cookies, pixels, and similar technologies

Information we receive from others

• Advertising platforms including Meta and Google, when you interact with one of our ads
• Aerial and satellite imagery providers and public property records, which we use to assess roof condition and property characteristics before an inspection
• Publicly available business and property records
• Reviews and messages you post on platforms where we maintain a profile

• Respond to your inquiry and schedule an inspection or estimate
• Prepare estimates and perform roofing, siding, window, and related work
• Communicate with you about your project, appointment, warranty, or invoice
• Assist with documentation you ask us to prepare in connection with an insurance claim
• Send you marketing messages, which you can stop at any time
• Measure and improve our advertising, including matching conversions back to the ads that produced them
• Maintain records required by the Maryland Home Improvement Commission and other legal obligations
• Detect fraud and protect our staff, customers, and business

4.1 Consent to be contacted

When you submit a form on our site, you are giving Charm City Roofing your express written consent to contact you at the phone number and email address you provide — including by automated telephone dialing system, by prerecorded or artificial voice, and by text message — about roofing and exterior services. Consent is not a condition of purchasing anything from us. You can withdraw it at any time using the methods in section 4.4.

4.2 Automated and AI-assisted calls

Some of our calls are placed or answered by an automated or AI-assisted scheduling assistant rather than a person. The assistant will identify itself. You may ask to speak with a member of our team at any point, and we will connect you.

4.3 Call recording

We may record or transcribe calls for quality, training, and accuracy of project records. Maryland law requires the consent of every party to a call before it may be recorded. You will be told at the start of any recorded call that recording is taking place, and recording will not begin until you have consented. If you do not consent, we will continue the call without recording it. Declining has no effect on the service you receive.

4.4 Text messaging terms

• Message frequency varies based on your project and appointment status.
• Message and data rates may apply.
• Reply STOP to any message to opt out. Reply HELP for assistance.
• You may also opt out by calling us, replying to any email, or writing to the address in section 12.
• Carriers are not liable for delayed or undelivered messages.

Your mobile opt-in is never shared or sold. The phone number you give us and your consent to receive text messages are used only by Charm City Roofing and the vendors that deliver messages on our behalf. We do not share, sell, rent, or otherwise transfer mobile opt-in information or consent to any third party for their own marketing purposes.

Our site uses cookies, pixels, and similar technologies, including the Meta Pixel and Google advertising and analytics tags. These let us measure how our ads perform, understand how visitors use the site, and show ads to people who have visited before or who resemble our existing customers.

Most browsers let you block or delete cookies through their settings. You can also limit ad personalization directly through Meta's and Google's own ad settings. Blocking cookies may affect how parts of our site work.

We do not sell your personal information for money. We do share it in the following ways, and one of them — advertising — is treated as "sharing" or "selling" under some state privacy laws even though no money changes hands. We would rather say so plainly than rely on a technicality.

• Service providers. Scheduling, CRM, call and text platforms, email providers, website hosting, analytics, and payment processors, each acting on our instructions.
• Marketing vendors. The agency that operates our advertising and lead handling.
• Advertising platforms. Meta and Google receive identifiers such as a hashed email address or device identifier so we can measure ad performance and reach similar audiences. This is the "sharing" described above. See section 5 for how to limit it.
• Subcontractors and suppliers. Crews, material suppliers, and manufacturers, when needed to perform or warrant your work.
• Your insurance carrier. Only when you ask us to provide inspection documentation in support of your claim.
• Legal and safety. When required by law, subpoena, or court order, or to protect our rights, our staff, or the public.
• Business transfers. In connection with a merger, acquisition, or sale of assets.

The mobile opt-in carve-out in section 4.4 applies to all of the above.

We keep your information for as long as needed to serve you and to meet our legal, warranty, insurance, and contractor recordkeeping obligations — which for completed projects can be several years after the work is finished. Marketing contact records are kept until you opt out, and opt-out records are kept permanently so we can honor your request. When information is no longer needed, we delete or de-identify it.

• Stop marketing. Reply STOP to a text, use the unsubscribe link in any email, or contact us directly.
• Access or correct. Ask us what we hold about you and have it corrected.
• Delete. Ask us to delete your information, subject to records we are required to keep.
• Opt out of targeted advertising. Contact us, or use the browser and platform controls in section 5.

Maryland residents, and residents of other states with consumer privacy laws, may have additional rights under those laws. To exercise any right, email [email protected] or call the number in section 12. We will respond within the time your state's law requires, and we will not treat you differently for exercising a right.

We use reasonable administrative and technical safeguards to protect your information, and we limit access to staff and vendors who need it. No system is perfectly secure, and we cannot guarantee absolute security. If a breach affects your information, we will notify you as required by Maryland law.

Our services are directed to homeowners and property owners, not to children. We do not knowingly collect personal information from anyone under 13. If you believe a child has provided us information, contact us and we will delete it.

Our site and messages may link to sites we do not control, including manufacturers, financing partners, and review platforms. Their privacy practices are their own, and we encourage you to read their policies.
