Terms & Conditions

These Terms govern your use of this website and any request you submit through it. They are not your construction contract.

If you hire us, your project will be governed by a separate written home improvement contract that you and we both sign. That contract controls the work, the price, the schedule, and the warranty. If anything in these Terms conflicts with your signed contract, the contract wins. Nothing on this page limits any right you have under Maryland home improvement law.

By using this site, you agree to these Terms. If you do not agree, please do not use the site.

Charm City Roofing LLC, operating as Charm City Roofing, is a licensed home improvement contractor holding MHIC #96547. We provide roofing, siding, window, and related exterior services in the Greater Baltimore area. Our contact details are in section 18.

You may use this site to learn about our services and to ask us to contact you. You agree not to:

• Submit false information, or someone else's contact information without their permission
• Request an inspection for a property you neither own nor are authorized to act for
• Attempt to disrupt, scrape, overload, or gain unauthorized access to the site
• Use the site for any unlawful purpose

Submitting a form is a request, not an agreement. It does not create a contract, does not obligate us to perform work, and does not obligate you to buy anything. We may decline any request, including for properties outside our service area or outside the scope of work we perform.

You confirm that you own the property you are asking about, or that you are authorized to request work on it.

• Any figure shown on this site, quoted by phone, or generated from aerial or satellite imagery is a preliminary estimate only.
• Final pricing is set after an on-site inspection and is stated in your written contract.
• Conditions found after work begins — hidden decking damage, unexpected layers, structural issues — may change the scope and price. Any change will be documented in writing and agreed by you before we proceed.
• Scheduling depends on weather, material availability, and permitting. Dates discussed before contract are targets, not commitments.
• Photographs on this site show completed work but do not represent the specific materials, color, or result for your property.

If your project may involve an insurance claim, please understand the following.

We are not public adjusters. We do not adjust, negotiate, or settle insurance claims on your behalf, and we do not represent you in dealings with your carrier. We can document what we observe during an inspection and provide that documentation to you.

We cannot promise coverage. Whether a claim is approved, and for how much, is decided solely by your insurance carrier. Nothing we say about damage is a prediction or guarantee of what your carrier will do.

We do not pay, waive, absorb, or rebate deductibles. Maryland law prohibits a residential roofing contractor from doing so or from advertising that it will. You are responsible for your deductible.

When you submit a form, you consent to be contacted about your request by phone, text, and email, including by automated systems and by an AI-assisted scheduling assistant. Consent is not a condition of purchasing anything.

Our SMS program. We text you about the inspection or estimate you asked for: scheduling and appointment confirmations, reminders, follow-up on your quote, and occasional service updates and promotions from Charm City Roofing. Message frequency varies depending on your interaction with us.

Message and data rates may apply. Standard message and data rates from your mobile carrier may apply to messages you send to us or receive from us.

You must be 18 or older. You must be at least 18 years of age to sign up for or consent to receive text messages from us.

Carriers are not liable for undelivered messages. Delivery depends on effective transmission by your wireless service provider and is not guaranteed. Mobile carriers are not liable for delayed or undelivered messages.

Opting out and getting help. You can stop texts at any time by replying STOP to any message. You will receive one confirmation and no further texts. Reply HELP for assistance, or reach us at (410) 289-7663 or [email protected]. You can opt out of marketing email using the unsubscribe link in any message.

Some calls may be recorded. Maryland requires the consent of every party before a call is recorded, so you will be told at the start of any recorded call and recording will not begin until you consent. Declining does not affect the service you receive.

These rights exist independently of this website and cannot be waived by these Terms.

• Written contract. Every home improvement contract in Maryland must be in writing and legible, and you must receive a signed copy before work starts.
• Deposit limit. A contractor may not accept more than one-third of the contract price as a deposit, and may not accept any payment before the contract is signed by both parties.
• Guaranty Fund. The Maryland Home Improvement Commission administers a Guaranty Fund that may compensate homeowners for certain actual losses caused by the acts or omissions of licensed contractors. You may also request that we purchase a performance bond for protection beyond the Fund.
• Mediation. Formal mediation of disputes between homeowners and contractors is available through the Commission.
• Cancellation. Your contract may be covered by the Maryland Door-to-Door Sales Act, which gives you a right to cancel without penalty within the period stated in your contract and required by law.
• Verify our license. You can confirm MHIC #96547 at any time through the Maryland Department of Labor, or by calling the Commission at 410-230-6231 or 1-888-218-5925.

Workmanship warranties are stated in your written contract. Material warranties are provided by the manufacturer, on the manufacturer's terms, and are subject to its registration and maintenance requirements. We pass those warranties through to you but do not extend or modify them.

Manufacturer certifications we hold describe our standing with those manufacturers. They are not a warranty by the manufacturer of any particular project.

When you send us photographs or a description of your property, you give us permission to use them to evaluate your project, prepare an estimate, and maintain project records.

We may also photograph work we perform. We will not use identifiable images of your property or your name in advertising without your permission, and you can withdraw that permission at any time by contacting us.

The text, images, layout, and logos on this site belong to us or our licensors. You may view and share the site, but not copy, republish, or build derivative works from it without our written permission. "Charm City Roofing" and our logo are our marks. Other names and logos belong to their owners and appear only to identify manufacturers or platforms.

We may link to manufacturers, review platforms, or financing providers. We do not control those sites and are not responsible for them. Financing, if offered, is provided by a third-party lender on its own terms, and approval is its decision alone.

We work to keep this site accurate and available, but we provide the site as is. We do not promise it will be uninterrupted, error-free, or that every detail is current.

This section is about the website. It does not disclaim any warranty covering work we perform for you. Those warranties are in your written contract and are unaffected by anything here.

To the extent Maryland law permits, our liability arising out of your use of this website is limited to $100.

This limit applies to the website only. It does not apply to, and nothing in these Terms limits our responsibility for:

• Work we perform under a signed contract
• Personal injury or damage to your property
• Fraud, gross negligence, or willful misconduct
• Anything Maryland law does not allow us to limit, including your rights under Maryland home improvement law and the Guaranty Fund

If you misuse this site — by submitting someone else's information without permission, requesting work on a property you have no authority over, or using the site unlawfully — you agree to cover the reasonable costs we incur as a result. This applies to misuse of the website and does not extend to disputes about work we perform.

These Terms are governed by the laws of the State of Maryland, without regard to its conflict of law rules. Disputes about this website will be heard in the state courts of Maryland.

Disputes about work we perform are handled as your written contract provides, and you keep every right Maryland law gives you, including Commission mediation and a Guaranty Fund claim.

We may update these Terms. Changes take effect when posted, and we will update the date at the top. Changes are not retroactive and do not affect a contract you have already signed.
